How much is the application fee?
All applicants 18 and over must submit an application and pay the $50 application fee. -
You have a property I want to rent, how do I apply?
Click here to apply or you may download the application and bring it in person to our office. -
Can I pay with a credit card?
We do accept online credit and debit card payments to apply – there is a $5 processing fee to do so. -
Is the application fee refundable?
Is the application fee refundable? If your application did not get processed, your application fee is refundable.

What documents do I need to submit with my application?
Providing the correct documents with your application greatly speeds up the process. Please include the following:
- Recent pay stubs
- Photo ID
- Documents supporting other sources of income including Social Security, Disability, Child Support, etc.
- Copies of any satisfied court judgments which may still appear on your credit
- Two years tax returns

I am self-employed, what do I need to provide with my application?
Please submit the first two pages of the 1040 form OR 1099’s -
Who may combine income to qualify?
Generally, all occupants' incomes are combined to determine income qualifications. -
Do you accept ANIMALS?
The pet policy varies from property to property as some property owners allow ANIMALS and others do not. -
What kind of credit history do I need to qualify?
While credit standards may vary, some general credit guidelines include:
- If you are applying in a group of two or more, please be aware that the group’s credit will be based on a combined average credit.
- Credit problems that may be an issue include late payments, collections, unpaid rents, unpaid NSF checks, unpaid utility bills, and outstanding child support payments.
- All bankruptcies must be discharged.

How can I obtain copy of my credit report?
All applicants are entitled to receive a copy of their credit report. Once you have paid the application fee and we have processed your application, you may request a copy of it at anytime. You may only obtain a copy of your own credit report. -
Can I apply on a property that I haven’t seen?
Yes, many of our advertised properties are still occupied and are not ready to be shown. If you are interested in a property that is not yet vacant, you can still apply. However, your application will not be processed until you see the property. -
Can you hold a place before I apply?
Unfortunately, we can’t hold a property before you apply. Once your application is approved you have 24-hours to bring in the security deposit, which secures the property for you until the move-in date, normally no longer than 30 days. -
Does my application take the property off the market?
No. Until your application is approved, all offers to rent will be considered. However, once you are approved and a deposit is put down, the property is then taken off the market. -
How long does it take to get a response after I turn in an application?
Normally it takes 2-3 business days depending on how quickly your employment and landlord references are able to respond. -
Do I need to call in to see if my application has been approved?
No, we will call you the moment your application is completed. -
Who needs a cosigner?
Usually, people will need a cosigner if they don’t have any credit or not enough rental history under their belt to qualify. To find out if you need a cosigner, call our office at 7148-840-1700 to speak with a leasing agent. -
What happens if my application is declined?
While most applicants are approved, an application is occasionally declined. If this occurs, we will notify you directly. Applications are valid for 90days if you desire to apply for a different property. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No, once you are approved you have 24-hours to bring in the Security Deposit. On move-in day you will bring in the first month’s rent plus any additional deposit needed. NOTE: Security Deposit does not cover your last month’s rent. -
Is the security deposit refundable?
Yes, provided that the property is left in satisfactory condition upon move-out. -
Do I need to have renter’s insurance?
Yes, renter’s insurance is required to rent any property with Orange County Property Management. You will need to show proof of insurance prior to receiving keys to the property. We require a $100,000 liability policy with the landlord and Orange County Property Management named as an additional insured.
